I had a less than ideal experience renting a unit on Salisbury St, Indooroopilly through this agency. They asked for a... rent increase after only 6 months (a violation of section 93 of the Residential Tenancies Act). This prompted me to move out. They struggled finding the next tenant, organising frequent open homes, more than likely because they advertised the tiny shoebox of a studio as a one-bedroom apartment. Everyone who came through asked where the bedroom was. This showed a lack of respect for people's time. There was also no mailbox or bin provided, as the landlord was subdividing the already small units. Luckily the neighbours were lovely, and we shared those but should not have had to do that. Upon vacating, I had the studio professionally cleaned but they withheld the entire bond, citing "repairs". When questioned about it, they said it's for cleaning. When questioned further, they said it's for cleaning a part of the (tiny) kitchen. Communication during this time was spotty and a few emails went unanswered. No report or photos were provided for this alleged cleaning, and it was clearly a money grab by a greedy landlord and an unethical agency. I wanted to take them to Tribunal but would have had to pay $150 application fee, which I offered to them instead of the whole bond and they grabbed that. It is hard to believe that such dishonest people exist and live among us. I am a home owner now, thankfully, and do not need to deal with agencies such as these. I would never hire them to lease or sell my property, having experienced their lack of professionalism. The advice I'd like to give to prospective tenants: file for your bond before they have a chance to stop it. Document everything. But, if possible, just avoid them.read more

Ultra-dodgy company. Kate and Tessa will retain your bond for no valid reason. It's incredible how unethical and... exploitative companies like that still exist in Australia. They benefit a lot from overseas people and students, always withholding the entire bond even after short contracts. They will lie about everything; make sure you take plenty of pictures before renting a property. 0/10read more

Tessa Residential are the worst property managers we've ever dealt with. They were unable to find tenants for our... apartment for 3 months and have been unresponsive to all communications. When we inspected the property there was a broken door that they hadn't noticed or fixed. We have since changed to Rentstar and they found a tenant in the first week, have been in constant communication and have been a pleasure to deal with. Don't go with these Tessa Residential clowns, you'll regret your decision immediately.read more
